Job Description
Responsible for overseeing and directing operational accounting functions, including general ledger, accounts payable/receivable, fixed assets, and cost accounting. Ensures accurate, timely financial reporting, reconciliations, and compliance. Supports audits, budgeting, and forecasting, and maintains effective communication with internal and external stakeholders.
🔑 Essential Functions
1. Accounting Operations & Reporting
- Review monthly financial reports and working papers
- Reconcile general ledger accounts and prepare journal entries
- Maintain accurate records and files
- Prepare trial balances, balance sheets, income statements, and notes
- Manage JV accounts, shareholder loan schedules, owner distributions, and adjustment accounts
- Oversee petty cash reimbursements and building recoverable expenses (e.g., salaries, travel, marketing, license/lease fees)
- Prepare VAT reconciliations and submission schedules
- Maintain accounting schedules (e.g., depreciation, assets, WIP, tenant installations, lease commissions, utility accruals, revenue, procurement)
- File final monthly reports to building folders
2. Audit & Compliance
- Participate in annual and internal audits
- Provide schedules, calculations, and substantiating documents
- Process approved adjustment, taxation, and retained earnings journals
- Ensure trial balances tie back to audited financial statements
- Review tax calculations and ensure submission records are maintained
3. Financial Analysis & Forecasting
- Prepare financial and variance analyses
- Develop and review 1–3 year budgets and rolling forecasts
- Report on financial income (e.g., management/admin fees, letting commissions, interest earnings)
4. Problem Resolution
- Research and resolve accounting discrepancies and errors
- Ensure timely correction and documentation of issues
5. Stakeholder Communication
- Coordinate with Operations and Property Managers to obtain/correct data
- Keep management informed of activities and issues
- Attend meetings and maintain professional relationships with vendors, agencies, and auditors
6. Additional Duties
- Stay updated on accounting developments and regulations
- Complete special projects and support colleagues during leave
- Maintain clean, secure work areas
- Share best practices and train team members

🎓 Qualifications
Education
- Bachelor’s degree in Accounting or equivalent experience/training
Knowledge
- Strong understanding of accounting principles, financial reporting, and regulatory requirements
- Proficiency in accounting software and Excel (including PivotTables)
Experience
- 3+ years in property accounting and listed property funds
- JV accounting experience preferred
Skills
- Highly organized and detail-oriented
- Strong analytical and math skills
- Ability to meet deadlines and manage multiple projects
- Cooperative, professional, and able to work under pressure
